PITI Mortgage Calculator
Estimated Monthly Housing Expense
What Is a PITI Mortgage Calculator?
A PITI Mortgage Calculator is a tool that estimates the monthly cost of owning a home with a mortgage. PITI stands for principal, interest, taxes, and insurance. This calculator also includes estimated private mortgage insurance, called PMI, when the down payment is below 20%, plus monthly HOA fees when entered.
The calculator solves a common home-buying question: “What will my full monthly housing payment look like?” Instead of showing only the loan payment, it adds major recurring housing costs that can affect affordability. It is useful for buyers comparing purchase prices, down payments, interest rates, loan terms, property taxes, insurance costs, and HOA dues.
A PITI mortgage calculator estimates your total monthly housing payment by adding the monthly loan payment, monthly property tax, monthly homeowners insurance, estimated PMI when required by the calculator logic, and monthly HOA fees. The result is an estimate, not a loan approval or official credit offer.
How the PITI Mortgage Calculator Formula Works
This calculator first finds the loan amount by subtracting the down payment from the home purchase price. If the down payment is equal to or greater than the price, the loan amount becomes zero. The calculator does not allow the loan amount to go below zero.
When the loan amount is greater than zero and the interest rate is above zero, the calculator uses the standard fixed-rate mortgage payment formula for monthly principal and interest.
In this formula, L is the loan amount. r is the monthly interest rate, found by dividing the annual rate by 100 and then by 12. n is the total number of monthly payments, found by multiplying the loan term in years by 12. P_I is the monthly principal and interest payment.
If the interest rate is zero, the calculator avoids the amortization formula and divides the loan amount by the total number of months.
Property tax is calculated in one of two ways. If the tax input style is percentage, the calculator multiplies the home price by the tax percentage and divides by 12. If the tax input style is fixed dollar amount, it divides the annual tax amount by 12.
Homeowners insurance is entered as an annual dollar amount and divided by 12. HOA fees are entered as a monthly amount and added directly.
PMI is estimated only when the home price and loan amount are greater than zero and the down payment is less than 20% of the home price. The calculator uses a PMI rate of 0.75% of the loan amount per year, divided by 12.
The final result adds every monthly component together.
For example, use a $400,000 home price, $80,000 down payment, 6.5% interest rate, 30-year term, 1.2% annual property tax, $1,400 annual homeowners insurance, and $0 HOA fees. The loan amount is $320,000. The monthly principal and interest is $2,022.62. Property tax is $400.00 per month. Insurance is $116.67 per month. PMI is $0.00 because the down payment is exactly 20%. The estimated total monthly payment is $2,539.29.
How to Use the PITI Mortgage Calculator: Step by Step
- Enter the Home Purchase Price as a dollar amount. This is the price used to calculate the loan amount and, when selected, percentage-based property tax.
- Enter the Down Payment as a dollar amount. The calculator subtracts this from the home price to estimate the loan amount.
- Enter the Interest Rate as an annual percentage. For example, enter 6.5 for a 6.5% rate.
- Select the Loan Term. The available options are 30-year fixed, 20-year fixed, 15-year fixed, and 10-year fixed.
- Enter the Annual Property Tax. You can enter either a percentage of the home price or a fixed annual dollar amount.
- Choose the Property Tax Input Style. Select percentage of home price or fixed dollar amount per year.
- Enter the Annual Homeowners Insurance as a dollar amount. The calculator divides this amount by 12.
- Enter the Monthly HOA Fees / Dues, if any. If you leave the field blank, the calculator treats it as $0.
- Select Calculate PITI to see the estimated total monthly payment and the payment breakdown.
The output shows the estimated total monthly PITI payment and separate monthly amounts for principal and interest, property tax, homeowners insurance, PMI, and HOA fees. PMI and HOA rows appear only when their monthly values are greater than zero.
What Your PITI Mortgage Calculator Result Means
Your result is an estimate of monthly housing expense based on the values you enter. It is broader than a principal-and-interest loan payment because it includes tax, insurance, estimated PMI, and HOA dues when those apply. This can give you a clearer view of monthly affordability.
Payment Components Shown by the Calculator
| Output | What It Means |
|---|---|
| Total Monthly PITI Payment | The estimated total of principal, interest, property tax, homeowners insurance, PMI, and HOA fees. |
| Breakdown (P + I) | The monthly principal and interest payment based on the loan amount, rate, and term. |
| Monthly Property Tax | The estimated monthly property tax amount from either a percentage or annual dollar input. |
| Monthly Homeowners Insurance | The annual insurance amount divided into monthly payments. |
| Estimated Monthly PMI | An estimated PMI amount shown when the down payment is below 20%. |
| Monthly HOA Fees | The monthly HOA dues entered by the user, shown when greater than zero. |
Why PMI May Appear
The calculator checks the down payment as a percentage of the home price. If it is less than 20%, it estimates PMI using 0.75% of the loan amount per year. If the down payment is 20% or more, or if there is no loan amount, PMI is shown as zero and the PMI row is hidden.
Important Limitations
This calculator is for estimates only. Actual housing costs may differ because of lender rules, escrow settings, tax assessments, insurance premiums, PMI pricing, closing terms, loan program rules, and changes after purchase. The result is not a mortgage quote, credit approval, tax advice, or financial advice.
The tool does not calculate closing costs, mortgage points, prepaid escrow, rate buydowns, local tax exemptions, income-based affordability, debt-to-income ratio, or an amortization schedule. It uses the values entered and displays the result in U.S. dollars with two decimal places.
Frequently Asked Questions
What is included in a PITI mortgage payment?
A PITI mortgage payment includes principal, interest, property taxes, and homeowners insurance. This calculator also adds estimated PMI when the down payment is below 20% and adds monthly HOA fees when entered. The total is meant to estimate a broader monthly housing expense.
How do I calculate monthly PITI?
You calculate monthly PITI by adding monthly principal and interest, monthly property tax, monthly homeowners insurance, estimated PMI if applicable, and monthly HOA fees. This calculator uses the fixed-rate mortgage formula for principal and interest, then adds the other monthly amounts from your inputs.
Why does the calculator add PMI?
The calculator adds PMI when your down payment is less than 20% of the home purchase price. Its built-in PMI estimate uses 0.75% of the loan amount per year, divided by 12. Your actual PMI may be different based on lender, loan type, credit profile, and other factors.
Is PITI the same as my full mortgage payment?
PITI may be close to your monthly housing payment, but it is not always the full amount. This calculator includes principal, interest, taxes, insurance, estimated PMI, and HOA fees. It does not include closing costs, utilities, maintenance, special assessments, mortgage points, or other owner expenses.
How accurate is this PITI mortgage calculator?
This PITI mortgage calculator is accurate to the formulas and values entered into the tool. It formats results in dollars and cents. Real payments can vary because actual tax bills, insurance premiums, PMI charges, escrow rules, interest rates, and loan terms may differ from your estimates.
What happens if I enter a zero interest rate?
If you enter a zero interest rate, the calculator divides the loan amount by the total number of monthly payments. This avoids the fixed-rate amortization formula, which requires an interest rate above zero. Taxes, insurance, PMI, and HOA fees are still added when applicable.
Can I use this calculator for a cash purchase?
Yes, you can use it for a cash purchase by entering a down payment equal to or greater than the home price. The calculator sets the loan amount to zero. Principal, interest, and PMI become zero, while property tax, homeowners insurance, and HOA fees can still be included.
